This is the same Building Management System (BMS) specification that Lifecycle Controls uses for BMS upgrades and new construction projects. It has been updated and modified over the years from lessons learnt on real-life projects.

We are making our BMS specification available to assist other consultants, and in some cases, our competitors, to improve the quality of their specifications, thereby reducing risk to themselves, their clients (building owners), and BMS companies.

One of the many challenges in the BMS industry, is the inconsistent level of detail and quality of the BMS section within the mechanical specification. The purpose of this editable BMS specification is to provide a solution that can instantly improve a mechanical consultant’s BMS design.

The BMS specification (50+ pages):

  • Instantly reduces risk on your projects.

  • Assists in creating a BMS consulting revenue stream for consultants.

  • Can be used as a standalone document or copied into a mechanical specification.

  • Has all Lifecycle Controls intellectual property and copyright protection removed.

  • May be modified by the user as required. The user owns the document.

  • Editable Microsoft Word document

  • One-off payment.

Clarification:

Metric units are used (°C, kPa, etc.). You will need to update the specification to use imperial units (°F, PSI, etc.).

You will need to add references to the standards, regulations and building codes applicable in your country/region. You probably already have these in your existing mechanical specification. E.g., electrical and ventilation regulations. I have added a general clause about complying with state and national regulations.

In this version of the specification, I have not provided control strategies or point lists. There are too many different mechanical configurations around the world, and I do not want to provide something that creates confusion and risk to your specification and project.

Consulting is when you listen to your client's problem and then come up with a solution. This specification is one component, a tool, part of a wider solution/process that you use to solve the problem. A specification, on its own, is not consulting.   

You must modify this specification to suit your specific project. You must add scope specific to your project in the scope section.

You may modify and use this specification for your projects. Make it your own. Reuse it and charge your client a fee to issue your customised specification. However, you may not sell this specification as a digital product.
